We work with Grand Rapids Housing, Wyoming Housing and MSHDA. If you have a housing voucher or work with another housing program provider and have questions about how to work with us, please contact our office via phone or email.

We require 2.5 times rent in monthly income. For example, if your rent will be $1300, your combined household monthly income should be $3,250.
Vouchers do apply to rent and the remaining income requirement is calculated after applying the voucher. Most applicants with a voucher meet our income requirements after their voucher is applied.

All of our rental properties have landscaping and plow snow removal included as part of the monthly Property Service Fee.
Many of our apartment homes also have water/sewer, gas and heating included in the monthly Property Service Fee.

Yes; all potential renters additionally complete an identification verification (ID check), background (criminal and eviction history) and a credit check.
We are able to work with most credit scores and those who do not have a credit history with additional screening requirements.

We require all potential renters to complete a pet application and a corresponding pet deposit and pet rent (if applicable) will be part of your lease agreement. We work with Emotional Support Animals and comply with the Fair Housing Act.
